Renters participating in home exchanges is something I’ve written about before, but the subject has been raised with me a couple of times recently so I thought it worth mentioning again.

In short, yes, renters can certainly be home exchangers, with just two provisions:

1. We strongly recommend that you check your lease or contact your landlord/property manager before finalizing any arrangements. Explain your plans and obtain his/her permission.
2. You should also make their exchange partners fully aware that the home they will be living is rented.

Even though no money changes hands, a swap may be perceived as a sublet by some landlords/property managers. Your lease may include subletting rules that include restrictions on the length of time you may be away from home. Or your lease may not allow subletting without the landlord’s written consent.

It is best to discuss your plans with your landlord/property manager and ask them how they feel about guests staying in the home while you’re away on vacation. Be sure to also explain the advantages of a home exchange and having someone living in the home, rather than leaving it empty.
